US housing starts rose 1.6% month-over-month in April 2025 to a seasonally adjusted annual rate of 1.361 million, rebounding from an upwardly revised 10.1% decline in March. However, the figure came in slightly below market expectations of 1.37 million, as elevated mortgage rates and high inventory levels continue to weigh on the housing market. Starts for multi-unit buildings, with five or more units, jumped 11.1% to 0.42 million while single-family starts, which account for the bulk of homebuilding, were down 2.1% to 0.927 million. Regionally, housing starts rose in the South (10.9% to 0.76 million) and the Northeast (12.9% to 0.158 million) but fell in the Midwest (-10.8% to 0.198 million) and the West (-16.1% to 0.245 million).
